The Action: In the Upper Beaches community, this two-storey house is of modest stature, especially without a finished basement. Yet, it still roped in about 80 buyers wanting an in-person visit and on the proposal presentation date, the one and only offer was a strong one.

What They Got: This roughly 60-year-old, brick residence on a 20-by-120-foot lot has a traditional plan with three bedrooms upstairs and two bathrooms, as well as a front living room, a rear dining area with a walkout to a deck and a recently renovated kitchen.

The lower level provides storage space and a laundry room with concrete floors and access to the garage.

The Agent's Take: "It's a great street and it's in a great school district," agent Linda-Ing Gilbert said. "And there is a little park just steps away from the house that was a good draw too."

Despite the home's size, it had the basics first-time buyers wanted. "It was about 1,000 square feet, so it's about 500 feet smaller than what you'd usually see," Ms. Ing-Gilbert explained. "A lot of people loved the backyard, it was deep and private."
