CO-OP AGENT Judith Adamick, Sutton Group West Coast Realty

The Action: Agent Judith Adamick showed her clients about a dozen properties they could downsize to in Point Grey and Kitsilano before discovering this two-storey townhouse. Given recent reports of a market downturn and buyers ability to get bargains on their choice of properties, Ms. Adamick was shocked they faced two serious buyers for this one. However, they offered just $6,000 over the list price and their bid was accepted.

What They Got: In a complex about two decades old, this 1,218-square-foot corner unit encompasses two bedrooms and two full bathrooms – one on each level – entertaining areas and a kitchen with updated granite counters and stainless steel appliances. The unit has easy access to Camosun Street and two-car parking in a common garage, plus monthly fees of $303.

The Agent's Take: "Point Grey is quiet compared to Kitsilano," which Ms. Adamick says suited her clients who wanted to stay in their neighbourhood. "There are very few townhouses to choose from in Point Grey – and condos – because it's mainly single-family residences." Though this townhouse is smaller than their former digs, it has the essentials. "It has two bedrooms up, an open living/dining [area], kitchen and access to your own patio and underground parking," says Ms. Adamick. "It has high vaulted ceilings in the upstairs bedroom and it faces east-west, so it has good light."
