The Action: The price of this detached residence was reduced several times, but when it hit $1.08-million, the Farquhars brought in out-of-town clients, who pined for an updated west-end property close to family.

Though only one spouse toured this Princess Gardens home online, the couple with kids wanted it as their own for $1.02-million.

What They Got: The previous owners of an older bungalow expanded and amended it into a two-storey residence with four bedrooms, including one with a balcony, five bathrooms and two laundry rooms, plus entertaining areas and parking indoors and out on the 50-by-130-foot grounds.

Interior appointments include nine-foot ceilings, hardwood floors and crown mouldings in areas such as the living and dining rooms, as well as a granite-topped island and double doors to a new deck in the rear kitchen and a fireside family room.

For extra space, there is a lower-level recreation room.

The Agent's Take: "It suits [the buyers] needs because the house was redone with a new kitchen and four bedrooms," agent Tasi Farquhar says. "[Plus] there are lots of new builds in that area, so it's happening and up-and-coming."
