The Action: On the elevated side of a residential street running north of High Park, this detached, four-bedroom house was professionally staged to trigger an emotional response in buyers.

More than 100 shoppers responded favourably and raced through the interior, but just one one visitor outbid several other rivals with a $177,000 premium.

What They Got: Over the course of a decade, this more than 80-year-old house was given a facelift with new windows, front door, stainless steel appliances, two bathrooms and carpets in the lower-level recreation room.

Owners left original details alone, such as wood trims, a bay window and fireplace in the living room and leaded glass windows in the dining area, which opens to a kitchen with a walkout to a deck, shed and perennial garden.

While the two-storey house faces west, the driveway exits to the north end of the L-shaped lot to Glenlake Avenue.

The Agent's Take: "It's a two- to three-minute walk to the subway and High Park and a five-minute walk to Bloor West Village, and it's in one of the better school districts in the area," agent Michael Inwood said.

"It's very typical for the area – a standard four-bedroom home – but they did some updating."

What surprised buyers was the accommodations for cars. "This was one of the last properties on the street … and their lot was L-shaped, so they had a private drive up a street beside it," says Mr. Inwood, whose seen this setup once before. "And you had two-car parking, which is very unique."
