The Action: In a designated heritage building across from the Toronto Lawn Tennis Club in Summerhill, vacancies generally come up once a year. So this penthouse corner suite only had to open its doors to about two dozen buyers before a deal was negotiated.

What They Got: A brick brownstone building served as the headquarters for the Ontario Nurses Association for about four decades until 1996 when it was converted into a boutique residence with just 20 unique units.

This 938-square-foot model features lavish appointments, such as over nine-foot ceilings, new engineered hardwood floors and deep marble windows sills in every room, including a galley kitchen remodelled with Carrera marble finishes and stainless steel appliances. The den and study were both outfitted with built-in bookcases and opened up to a combined living and dining area with French doors to Juliet balconies.

Conveniences include stacked laundry machines and two bathrooms with limestone floors and a wood vanity with a stainless steel washbasin, along with a locker and surface parking spot.

Monthly fees are $819. There are no recreation facilities on site.

The Agent's Take: "Most condo buildings in Toronto are impersonal and large, offering a security guard and amenities, like swimming pools and party rooms," agent Boris Kholodov said. "However, there are people who value privacy and architectural heritage …more than services and luxury, [so] these people are seeking small and unique boutique buildings. Unfortunately, there are not many of them in Toronto, especially in central locations, [but] 33 Price is one of them, which is why it is so desirable."

Units with this particular design and decor are also hard to come by. "There are many condo options in the area, but nothing else like this," adds Mr. Kholodov. "All units in the building are unique."
