The Action: This summer, Summerhill was a hotbed of activity for properties listed around $1-million, so this three-storey, semi-detached house quickly caught the attention of a dozen eager buyers who booked showings and countless others who attended weekend open houses. Even with the lack of parking, there were a handful of offers, including one at $1.111-million.

The Agent's Take: "This is a semi that is now used as a multi-unit property and the buyer was attracted to that," agent Boris Kholodov says. "Most people would keep it as is right now and potentially convert it into single-family use in the future."

For instance, the space works well in its current state. "It's in good condition, it had been maintained," adds Mr. Kholodov. "This one in particular has a special lower level with a walkout at the front."
