Clients of agent Andre Kutyan were besotted with the York Mills neighbourhood and were tired of seeing the properties they wanted slipping from their grasp. They jumped on this four-bedroom house several days before the stated offer date – as did six other would-be buyers. Mr. Kuytan’s clients’ winning offer included $701,000 on top of the list price, a late spring closing date and a solid deposit cheque.
“The buyers had put in offers and lost, so sometimes it takes a buyer losing one or two [properties] to understand what they need to do to get it done,” Mr. Kutyan said.
“Almost 90 per cent of its value is in the land, but there’s value to this renovated home at about 2,000 square feet. You can’t build this house for $100 per square foot today.”
What they got
On a residential street running south of York Mills Road, this two-storey house was built in 1954 and expanded on three levels, from the basement up, more than 20 years ago. The driveway was also updated.
There are formal living and dining rooms on the main floor. The kitchen has been updated with an island separating it from a family room and double doors to a deck overlooking the back yard on the 58- by 130-foot lot.

“This quadrant in the southwest corner of Bayview and York Mills is probably the best in the area with some of the nicest homes in the area there,” Mr. Kutyan said.
