The action
Over a couple weeks spanning Canada Day, more than a dozen buyers inspected this two-bedroom-plus-den suite at the Blythwood at Huntington condominium complex.
“We had a lot of interest. Some people came back two to three times, which is typical of today’s environment, where people aren’t making spontaneous decisions,” agent Jerry Hammond said.
“Only a few [units] come out of this building at any given time, especially at that price point, and it’s a very popular price point under $2-million in today’s market.”
What they got
The two Blythwood buildings sit on a short cul-de-sac just south of Sunnydene Park across from the CNIB. This roughly 950 square-foot unit has an additional 450 square feet of outdoor living space on its south-facing terrace.
Inside, the living and dining areas are open concept with a U-shaped kitchen towards the rear and a den and two bedrooms situated off to the sides.
Two bathrooms, ensuite laundry facilities, a storage locker and parking complete the package. Each month, fees of $786 go toward maintenance of a concierge, guest suites, a gym and indoor pool.
The agent’s take
“It’s one of the smaller suites and there are not a lot of them,” Mr. Hammond said.
Its exterior space was, “very unique with a magnificent terrace and a garden area at the back portion, and you can barbecue.
“It’s premier in terms of its location in Lawrence Park and it’s set within a ravine, so it is not typical; you’re not surrounded by a concrete jungle.”
