The action

Fifteen buyers quickly examined this three-storey residence with a double garage as soon as it was listed late June. Within 48 hours, the sellers locked in an offer that added $55,000 to the $3.15-million asking price.

“Moore Park area is always in demand because of its central location,” agent Elli Davis said. The street has a festive reputation and has been dubbed “Kringlewood” for its annual Christmas displays.

“This particular street is the one with the inflatable Santas, so it’s one of the best family-friendly streets with a good sense of community.”

What they got

This century-old residence has 3,202-square-feet of living space, plus another 1,383 square feet in the finished basement.

The main entrance and corridor open to a dining room and eat-in kitchen, both with heated hardwood floors and double doors to the fenced-in backyard. Situated on the other side of the foyer is a living room with a wood burning fireplace and sitting area surrounded by windows and three French doors to Juliet balconies overlooking the street.

The largest bedroom occupies nearly half of the second floor. It features a balcony and one of four bathrooms.
