The action
This custom four-bedroom residence backing onto Valleyfield Park had offers fall apart at two different times last year. With the holidays looming, a third party arrived with a viable bid at an unexpected time.
“We had an offer on the 23rd, but we agreed to it on Christmas Day,” agent Paul Nusca said. “You don’t usually sell a house on Christmas, so it was kind of neat.”
What they got
This more than 4,000-square-foot residence was designed with multiple areas to socialize, both inside and out, starting with two grand entertaining areas with double heights windows and ceilings.
Outside is a private backyard accessible from the basement. For elevated views of the 50-by-116-foot grounds – and trees surrounding it – there is a Juliet balcony off the family room above the double garage and four rear decks, including one off a bedroom on the main floor.
The agent’s take
“Most of the neighbourhood was built in the 1960s and they opened up a street about 12 to 14 years ago, so they were all new builds, a little bit bigger and backing onto a ravine,” Mr. Nusca said.
“[Plus, the lot] was 50-feet wide, which is not usual. Most are more around 40-feet.”
The finishes are also more lavish, down to a therapeutic tub with a heated back in the master bedroom.
“It was ahead of its time because it was California modern with clean lines, no trims and all white with glass railings,” Mr. Nusca said.
