LISTING AGENT

Bill Thom, Re/Max Realtron Bill Thom Group Realty Inc.

The Action: Bidding wars take place with such frequency over Willowdale residences that agent Bill Thom says he can't recall the exact number of offers each one fetches. Mr. Thom says this two-storey home with an attached double garage attracted numerous suitors – and a memorable $292,000 premium to the asking price for the sellers.

What They Got: When this 3,800-square-foot house was constructed less than a decade ago, it had many upscale appointments, but the sellers invested more than $250,000 on additional upgrades, such as its stone, stucco and plaster façade and an in-ground pool with waterfalls, a koi pond and cabana.

Inside, elaborate ceiling and wall treatments grace a grand foyer with a spiral staircase, panelled library, formal dining area and eat-in kitchen. The latter also displays granite counters, tumbled marble backsplashes, pot lights and a walkout to a deck.

Gas fireplaces add warmth to the living and family rooms and lower level recreation room – which also has a wet bar, rear exit and guest room – as well as a master suite upstairs with the largest of five bathrooms.

The Agent's Take: "The location is in prime Willowdale with convenient access to TTC," Mr. Thom says. "The home has four large bedrooms, an open concept granite kitchen and four fireplaces."

Plus, no expense was spared styling this home's 45-by-162-foot lot. "The backyard and front yard are good enough to grace any magazine," Mr. Thom states.

"So this one stands out because of its tremendous landscaped setting it offers and the upgrades in terms of the interiors also."
