The Action: In September, this detached bungalow on a 50-foot lot was the only homeownership opportunity in the residential area immediately north of Mohawk Sports Park. Thus, upwards of 20 interested parties funnelled through the three-bedroom space and four filed paperwork to stay on a permanent basis.

"Given market conditions, things are stabilizing, but this was a rare situation for the time that it happened," agent Michael St Jean said.

"When the home was sold – or even today – you'll probably average at least 30 days on the market."

What They Got: This 1,057-square-foot house was built about five decades ago, so the layout remains traditional with a living room separated from the dining area and kitchen.

To keep everything in working order, it was given new windows, doors and hardwood flooring in recent years, plus the basement suite with one bedroom was updated.

The Agent's Take: "The location is pretty unique being on the Hamilton Mountain," Mr. St. Jean said.

"And you're talking 50-foot frontage and 100-feet depth – and it's mature – so it's a lot of what you can't get in newer subdivisions, and being so close to the [Mountain] Brow, it's pretty scenic and desirable."

Its design also suited buyers' different needs. "The house itself was in really good condition, the outside had a new driveway and it was landscaped pretty nicely," said Mr. St. Jean.

"One of the big features as well was having a separate unit in the basement with a separate entrance and kitchen."
