The Action: This semi-detached house was priced under $900,000 last November in hopes that buyers would focus on its hip location and updated living conditions rather than its lack of parking and the lot's modest 24-by-51-foot measurements. The strategy proved successful with 70 visitors at the open house alone.

"We turned away two bully offers, and we had 12 on the offer date," agent Jeanette Grant said. "So we did well."

What They Got: Since 1913, this two-storey, brick structure has sheltered 1,220-square-feet of living space, but in 2016, in the owner and architect reconfigured and refreshed the original four-bedroom plan.

On the second floor, a bedroom was converted into an open play area and the bathroom was given heated floors.

An original wood-burning fireplace was kept in the living room, but the dining room was fitted with built-in storage and the kitchen fashioned with Ceasarstone finishes and high-end appliances, including a gas stove.

The Agent's Take: "It's in Little Portugal and a lot of homes are original and starting to be updated," Ms. Grant said.

"But this is an architect's home, so they did their own custom design and renovated it over a couple years with nice clean lines and mid-century modern style."
