The Action: There was such a shortage of Lawrence Park real estate early this February, properties around $2-million were selling quickly. For instance, before this detached estate could have a full day of exposure, one of the first three visitors headed off potential competition with a pre-emptive offer of $2.5-million.

What They Got: Since 1926, this 2-1/2-storey house bears a centre-hall plan with formal entertaining areas, five bedrooms, three bathrooms and a lower-level office with interior access to an oversized, attached garage.

To one side of the foyer is a living room with a gas fireplace and tiled sunroom, while the other side has a dining room and eat-in kitchen with granite counters, island, stainless steel appliances and access to a south-facing deck overlooking the fenced 50-by-150-foot lot.

The Agent's Take: "It's steps to Yonge Street, great schools, including lots of private schools and great public school … and it's about a 10-minute walk to the subway," agent Patrice Gale says. "It was competing with the newly built homes on half the lot north of Lawrence, so this was a great alternative for somebody to get more house on twice the lot."

While many original five-bedroom homes nearby swapped out a bedroom for an en suite, that was not the case here.

"It's rare to find something as good a quality of home with that size and number of bedrooms," Ms. Gale adds.
