The Action: Prior to sale, this detached, two-storey house was staged to make a lasting impression, especially for 20 buyers requesting private showings. By chance, two competing offers were registered around the same time, so a deal was signed for the full asking price.

What They Got: Within a low-rise subdivision built about five years ago, a 32-by-110-foot lot was designated for this 2,130-square-foot house composed of four bedrooms, four bathrooms, multiple entertaining areas and a grand foyer with direct access to a double garage.

Crown mouldings and hardwood floors add a classic touch to the open living and dining space and a rear family room with a gas fireplace and clear view of an eat-in kitchen with ceramic floors and sliding doors to a private stone patio and south-facing backyard.

Modern luxuries include a laundry room upstairs and a master suite with double entry doors, a walk-in closet and five-piece bathroom, plus a 915-square-foot basement with an office and recreation room with laminate floors.

The Agent’s Take: “The house was typical for the area, but this was outstanding in terms of its upgrades and how it presented,” says agent JoAnne Gludish. “It showed beautifully and was super clean.”

Buyers also liked the five-minute drive to amenities, such as Erin Mills Town Centre and highways 403 and 407.

“It’s conveniently located to all things that Mississaugans love, which are highways and shopping plazas,” Ms. Gludish says. “[But] it’s away from Square One, so it’s in a more pleasant and less congested part of Mississauga.”
