The fourth phase of Garrison Crossing in Chilliwack focuses on sustainable living as a pedestrian-based community while offering residents the chance to build a custom home, with the release of 37 executive lots.

Without sacrificing comfort and convenience, buyers are able to "shrink their green footprint," says agent Darlene Wenham of Re/Max. With a community centre, grocery store, restaurants and shops within the community village that will be opened in early 2009, owners at Garrison will be able to, "live here, and walk throughout their own neighbourhood to all the amenities, without ever having to get into an automobile," she says.

The development and the community of Chilliwack are committed to natural preservation. To that end, Garrison Crossing has introduced a tree management system to ensure the lasting beauty of its protected green space. The project contains a central woodlot filled with native B.C. conifers. "Proximity to the woodlot and the magnificent old growth trees will make living here feel like living in the country - but with all the city amenities within a short walk," says Doug Avis, the Director of Sales at Canada Lands.

Development in Chilliwack has been constricted by the Agricultural Land Reserve, thus making these executive lots a rare commodity in what Ms. Wenham calls the "hot new 'hub' location" of the lower mainland.

"Lower mainland development has headed for the hills - quite literally - and consequently, to have any building lots available on the valley floor would normally mean small lots. These lots are big," she says.

Purchasers of the executive lots may select the architect, contractor and building design of their choice without constrictions.

This combination of limited growth and preservation is mirrored by the project's attempt to meld the past with the future.

A former base for the Canadian military, Garrison Crossing will ultimately have up to 1,800 residential units over its 153 acres, comprising expertly refurbished row houses and newly-constructed heritage-style homes, condominiums and duplexes.
