The Action: Traffic to a residential street in North Toronto increased while this detached, two-storey residence just west of Yonge Street hosted an agents-only, two public open houses and three dozen private showings last fall. Even with alternatives nearby, this home was courted by a trio of bidders.

What They Got: Starting in 2004, more than a decade of renovations updated this 1930s brick structure so it has new roofing, windows, mechanics and sliding deck doors to a den, as well as heated floors in an office and recreation room in the basement with a side exit to a mutual driveway and 25-by-150-foot lot.

The Agent's Take: "It was not on a busy block … [ and is located] between Jedburgh and Greer roads, which is a good location," agent Julie Kinnear says. "This is a 150 [foot deep property], and a lot are 100 or 110."

This permits future expansion, though the home already has ample extras. "It was a good package," Ms. Kinnear states. "In these old houses, basements can be dark and dingy, but this was all done – waterproofed and professionally finished – so it was gorgeous."
