The affordability of contemporary suites at Tridel's latest condominium development in Etobicoke has been a key factor behind the swift sale since its spring launch of 70 per cent of the first tower and the early release of the second tower shortly after.

"We were going to open the second phase one year after the first, but we had an opportunity to move that ahead because of the acceptance of the community in the first phase," says Jim Ritchie, senior vice-president of sales and marketing at Tridel.

"We're able to bring in that second phase relatively quickly by bringing in virtually the same offerings that were in the first."

The popular one-bedroom plus den and two-bedroom plans that initially sold out in the 27-storey tower will be offered in the adjacent 30-storey tower, along with some new two-bedroom designs.

Prices start as low as $252,000.

"It represents affordability in a new form of housing," says Mr. Ritchie. "Given our price point, in many circumstances, it's probably a [buyer's] first opportunity for home ownership."

By fall or winter of 2013, these towers will be the first completed in the master-planned community, called West Village, which will house two more buildings, a central courtyard and pedestrian-friendly walkways on Eva Road off The West Mall, just north of Bloor Street.

"[It's]like a little village within the city," says Mr. Ritchie.

Most buyers are local residents familiar with the area's wealth of parks, schools and recreational facilities.

"There's a very established neighbourhood immediately to the west of us," adds Mr. Ritchie. "There are a lot of shopping available there and employment opportunities."

Residents will also be able to navigate the city fairly easily with TTC and GO Train stations nearby, as well as highways 427 and 401.

Amenities within the two towers will be share, including a two-storey lobby, a theatre and fireside party room with a bar, kitchen and access to one of three landscaped terraces. A gym, a swimming pool and whirlpool tub will be located on the second floor.

For the most part, individual suites will have one-bedroom plus den and two-bedroom designs, however, buyers can find some larger two-bedroom plus den units in the first tower, and smaller one-bedroom suites in the second tower.

Models generally offer open principal rooms with balconies, kitchen peninsulas with extended breakfast bars and master suites with walk-in closets or private bathrooms depending on the plan.

Standard finishes will consist of plank laminate floors in most areas, 40-ounce broadloom in the bedrooms and ceramic tiles in bathrooms and laundry areas.

Kitchens will be stocked with stainless steel Energy Star appliances, ceramic tile backsplashes and quartz or granite countertops.

Like Tridel's other projects, this one will be registered with the Canada Green Building Council to pursue certification by the LEED Green Building Rating System.

As a result, suites will incorporate environmentally-friendly features, such as energy efficient windows, paints with low volatile organic compounds and low flow, high pressure showerheads. Utilities will also be individually metered.

Monthly fees will be 51 and 46 cents per square feet for the first and second tower respectively.
