Just a few months after being put on the market, nearly 60 per cent of the units at the luxury North Shore condominium have been sold. Sales consultant Jack Maffucci attributes that performance largely to the building's lakeside location in Mississauga's Port Credit neighbourhood.

Within steps of the site of the 22-storey building, there are shops, restaurants, waterfront trails and parks. The area is also a popular summertime destination for community events, such as the annual Southside Shuffle Blues and Jazz Festival and the Mississauga Waterfront Festival.

North Shore will be a "beautiful place," Mr. Maffucci says, adding that it seems to be especially appealing to those familiar with the area's village-like atmosphere. "I'd say over 50 per cent of the [purchasers]are locals."

In addition, downtown Toronto can be reached in 20 minutes via GO Transit or even quicker by car along the Queen Elizabeth Way.

The project, launched in November, is the latest addition to the Port Credit Village development that Fram Building Group and Slokker Real Estate Group have been building at Lakeshore Road East and Hurontario Street since 1999. Port Credit Village has grown to include more than 400 residential units - including luxury townhouses, live/work units and three waterfront condominiums - plus commercial and office space.

North Shore will be a contemporary glass, concrete and brick structure containing more than 200 suites, as well as such amenities as a gym, lounge, dining room with kitchen, and party room featuring a fireplace and bar. There will be public shops and services on the ground floor. A concierge will be on duty 24 hours a day.

There also will be a large courtyard, as well as a rooftop garden on the building's six-storey podium.

"It's all going to be very upscale," Mr. Maffucci says. Larger units priced upwards of $1-million are sold out. That leaves one- to two-bedroom models (some with dens) that range from $269,900 to $823,900.

Suites feature open-concept spaces with nine-foot ceilings - 10 feet in the penthouse units on the top three floors - full-height, wall-to-wall windows, and large balconies or terraces.

There will be open or enclosed kitchens, and in many models, master bedrooms with en suite bathrooms and walk-in closets. Some two-bedroom units will have breakfast areas and bedrooms on either side of the main living area.

Granite countertops, oak hardwood floors and stainless-steel appliances are among the standard finishes. Suites will also come with parking and a storage locker. The monthly maintenance fee is 40 cents a square foot.

Occupancy is scheduled for the summer of 2009.
